room for rent in 3 bdrm 1.5 bath downtown home. laundry on site, kitchen has updated appliances (including dishwasher). very large fenced in backyard. the home was built in 1950 and is located about half a block behind drunken monkey & beefy king (off of bumby ave.) on valencia road. there are plenty of places to shop, eat etc. within walking distance, and lake eola / thornton park is a short 1 mi. bicycle ride. i purchased the home in july 2011 and have been working on it since. the entire interior has been repainted, new hardwood flooring and 5 1/4" baseboard throughout, safetouch security system (connected via cell tower and accessible via internet), a new roof and a tank-less water heater are just some of the improvements that have been made thus far. the room i'm renting out is the largest of the 3 (13' x 10'). rent includes high-speed (roadrunner turbo) internet (the house has been wired with gigabit ethernet in every room, and there is also wireless).

room available for 12 month lease. will consider shorter, just ask. $35 non-refundable application fee (background check). $550 deposit and first months rent to move in.

i'm a 30 yr old professional male. i work a normal schedule, m-f, 8-5. if you work late nights etc, as long as your mindful that i need to get up early during the week that's fine with me. i have a 6 yr old cat who is extremely friendly. i would consider taking someone with a cat, but no dogs.
